Recently been thinking about buying another foreclosure in my area.  If you’re like me you can spend 3 months trying to figure out what is a good deal and trying to crunch numbers and then second guessing if a deal is a really a deal or not.  Then by the time you’re ready to buy you find another reason not to pull the trigger and then your deal sells to someone else!  Or you might be wondering how to even find good deals and how to do the math…any of the math.

If you are just starting out then I suggest that you read as much as possible about foreclosures and real estate investing.  Learn about “cash flow” and really understand what you are getting into.  Becoming a landlord IS NOT FOR EVERYONE!! But it is a great way to build long-term residual wealth.  Even just one small investment can bring you several hundreds in positive cash flow a month.  I have a small duplex and it get’s about $550/month positive cash flow.  But I’ve had friends buy who got burned because they didn’t know what they were doing.  I suggest read as much as you can before you plow into it.  I did a little snooping online and found a great little ebook on buying foreclosures, it’s called How to Buy Foreclosures eBook, and I recommend it to anyone looking to get started with buying or investing in foreclosures.  Good luck!!
